Understanding your rights and responsibilities as a tenant is essential. Whether you've been a tenant for a long time, or you're thinking of renting your first student accommodation, it's important to master a few basic principles.

A tenant's rights

Tenants' rights are the benefits and protections they enjoy under the law and the tenancy agreement.

  • The right to decent housing: every tenant has the right to live in housing that meets minimum standards of safety, health and comfort.
  • The right to privacy: as a tenant, you have the right to peace and privacy in your own home.
  • The right to give notice of departure and to terminate your tenancy: the deadline varies according to your place of residence.
  • The right to a refundable security deposit, provided the tenant returns the property in good condition.

What a tenant must do

A tenant's duties are a set of essential obligations designed to ensure the smooth running of the tenancy and maintain the property in good condition.

  • Pay the rent on time: the tenant must pay the rent on the date agreed in the lease.
  • Home insurance: tenants must be insured against tenant's risks: fire, water damage, explosion, etc.
  • Maintain the property: the tenant is responsible for the day-to-day upkeep of the property, including replacing light bulbs and regular cleaning.
  • Reporting necessary repairs: as a tenant, you must promptly inform the owner or manager of any necessary repairs to avoid aggravating the problem.
  • Return the property in good condition: at the end of the lease, it is imperative that the tenant returns the property in the condition in which it was found, with the exception of normal wear and tear.
  • Respect the lease term: unless otherwise agreed, the tenant must respect the lease term.
